Visited a couple of projects in Kengeri last weekend, including Keya Homes. Honestly, prices for a 3BHK are quite high, around ₹1.5 Cr for a decent one. I'm currently in a 2BHK in Whitefield and thinking of upgrading to a bigger 3BHK or a small villa. Investors ke liye, is this floor-rise premium and PLC really worth it? Builders bolte hain better view, but it adds a lot. Also, secondary market deals mein kya negotiation scope zyada hota hai compared to new projects? Matlab, direct builder se lena sahi rahega ya broker ke through better deal mil sakti hai? Want to maximize my deal value. Anyone bought recently in Kengeri or Kanakapura Road?

₹1.5 Cr for Kengeri? That's almost what you'd pay in a decent part of Banashankari for a slightly older but well-maintained 3BHK. Floor rise and PLC are just builder tricks to hike prices, especially if it's not a truly premium location
Totally agree bhai! Kengeri prices have shot up crazy. I was looking for a 2BHK there and even that felt overpriced. ₹1.5 Cr for a 3BHK is steep.
