Are spot discounts from builders like Prestige Group in Kengeri a myth or do people actually get them? Recently closed a deal for a 2BHK there, around 1.3 Cr. Broker ne bola tha ki year-end mein acha discount milega, builder bhi thoda soft hoga. But kuch khaas nahi mila, bas 1-2 lakh ka concession, that too on some weird charges, not the base price. I'm an investor, so har paisa counts. Matlab, I expected a proper 3-4% negotiation at least, given the market. Is it just Prestige ka policy hai ki they don't budge much? Ya mera broker sahi nahi tha? What's your experience with actual price negotiation and getting real spot discounts in Bengaluru, especially for projects with good demand? Feel like I could've pushed harder or maybe waited. Did anyone manage to get better deals than just small concessions?

I booked a 3BHK in a different builder's project near Baiyappanahalli Metro a year ago. Even then, after months of negotiation and multiple visits, I only managed to get free modular kitchen and wardrobes worth about 2.5 lakhs, no direct price cut on the base value of 1.1 Cr. It seems like a common tactic for premium builders in Bengaluru to avoid direct price reductions. They maintain their price sheet and offer 'value adds' instead. So, I don't think your broker was necessarily bad, it's just how the market is for established names.
Hey, it was a 7th floor unit, garden facing. The builder was trying to push those units, so maybe that helped a bit. But yeah, it took a lot of follow-up and showing genuine interest to get those extras.

Sahi keh rahe ho. Prestige ka toh yahi scene hai, especially for projects in good locations like Kengeri. Demand high hai toh why would they budge? Broker ne bas hawa banayi hogi.
Bhai, you're not alone. I had a very similar experience with another top builder near Arekere. They just don't negotiate on the base price, only throw in some 'free' amenities or adjust registration charges. It's frustrating when you hear stories of others getting huge discounts but it never happens to you. Maybe the real discounts are only for bulk buyers or something?
