Dekho, current Noida market conditions mein, completed projects mein immediate appreciation expect karna thoda mushkil hai. Kesar Garden already ₹60 L – ₹1.6 Cr ki range mein hai, which is quite high for many first-time buyers. Agar aapka horizon 7-10 saal ka hai toh shayad returns mil jayein, but short-term investor ke liye, bahut careful rehna padega. Exit strategy pe kaam karna mushkil ho sakta hai agar market aise hi chalta raha.
Location wise Kesar Garden achha hai, connectivity bhi theek hai. Lekin investor ke liye toh main kehunga ki rental yield pe zyada focus karo. Agar 2020 mein possession mil gaya tha, toh abhi toh achha rental income generate hona chahiye. Kya kisi ko wahan ka current rental rate pata hai?
Location toh theek hai, agree karta hu. But resale value ka kya? Agar 5 saal baad bechna pada, toh easily bikega kya?

Mujhe Kesar Garden ka idea hai. Jab launch hua tha, tab price range 35-40L ke aas paas thi for a 2BHK. Abhi toh 60L se 1.6 Cr tak jaa raha hai, depending on configuration. Possession 2020 mein mila tha, toh appreciation toh hua hai, but abhi market thoda stagnant hai. Mere ek friend ne Alpha I Greater Noida mein similar project mein invest kiya tha, usko bechne mein time lag raha hai.

Kesar Garden mein, last year tak toh 4-5% appreciation dikha hai, but abhi market thoda slow hai. Resale mein competition bahut hai, especially for 2BHKs. Total units bhi 154 hain, toh inventory zyada nahi hai, but phir bhi buyers kam hain.
