Kesar Garden Apartment — been tracking this project for a while now. Fed up of paying ₹30k rent monthly, I finally thought it's time to own something, build equity. The builder promised decent rental yields and good appreciation, but I'm honestly seeing mixed signals. For a completed project, the resale market feels so sluggish. Is it just me or is actual capital appreciation here really slow compared to what was initially projected? What's the real rental yield people are getting for a 2BHK? Is ₹20-25k even achievable consistently? I'm worried about liquidity if I need to exit in 5-7 years. Are others facing similar issues with slow resale or lower-than-expected rental income here?

Totally agree! Builder claims are always inflated. My friend in Alpha I Greater Noida faced similar issues with appreciation.
Haan yaar, same here. I was looking at Kesar Garden too, but the price range (₹60L-₹1.6Cr) for a 2BHK seems high if rentals are only ₹20-₹25k. That's a very low yield, especially when you factor in maintenance and property taxes.
