Kesarwani Apartments: Investor feedback on amenities?
Was supposed to decide by last month but buying for myself is different. Kesarwani Apartments mein promised amenities kitne deliver hote hain? Builders show huge green areas, but actual open space kitna hota hai? For an investor, are clubhouse facilities truly used, ya bas show-off, only adding maintenance without real resale value?

Honestly, clubhouse facilities *can* be useful for families, especially if you have kids. But the maintenance is a killer. If it's a good society, people do use the gym and pool. But for resale value, sometimes the extra maintenance charges outweigh the perceived benefit. You need to check the actual usage and upkeep, not just the existence.
What does 'null' status even mean for a project delivered in 2006? Is it not RERA registered? Or is this a typo?
Haan, U11 is right. Pre-RERA projects ka status 'null' hi dikhta hai kabhi kabhi. But still, the price is too high for a 2006 project, especially with only 96 units.
Good question. Projects delivered before RERA came into effect (usually 2016-2017) often don't have a RERA number. The 'null' status probably means it's not applicable for RERA registration. But it still doesn't explain why it's showing up like a new listing with such a price tag.
I can relate to the amenity dilemma. I almost booked a flat in Ansal Villas last year, and the brochure showed a massive sports complex. When I visited, it was just a half-built shed with some rusty equipment. Builders are masters at marketing. Always double-check, visit multiple times, and talk to existing residents. That's the only way to know the reality of 'promised' features. Don't fall for glossy pictures.
Kesarwani Apartments? Is this the one near Anand Vihar? ₹2.7 Cr – ₹3.2 Cr for a project with possession date 2006-10-01? Bhai, 2006 ka possession hai aur abhi tak units bik rahe hain? Ya phir ye resale ki baat ho rahi hai? Price toh bahut zyada lag raha hai for such an old project, especially with 'null' status.
U8 is right. Resale mein bhi itna high price is concerning. Plus, older buildings often come with hidden costs like plumbing and electrical overhauls. My friend bought an apartment in Aram Bagh from 2008, aur ab tak uski renovation chal rahi hai. Be very, very careful.
Old projects ke liye itna price? Pagal ho gaye hain kya log? Definitely not worth it for a first-time buyer like us.
Exactly what I was thinking! 2006 possession means this is definitely resale. But then why is it listed with a price range like a new project? And 'null' status for a project delivered almost two decades ago is a huge red flag. Is there some RERA issue or what? I'd be very careful, the Delhi market is already tricky with so many older properties needing heavy renovation.

My budget is tight, so every rupee counts.
Totally agree! That 'green area' usually ends up being a small patch of grass that no one uses. Maintenance charges bas badhte hain, aur kuch nahi.
Bhai, you hit the nail on the head! Amenities are such a trap. My cousin bought in Alaknanda, and the 'swimming pool' is basically a glorified puddle, and the gym equipment is always broken. Builders just list them to inflate prices. What's the point of paying extra for non-functional stuff?
