Budget finalised, loan pre-approved — ab builder ke deals pe stuck hoon. I work in real estate but buying for myself is totally different yaar. Keya Homes BTM Layout mein ek project dikha rahe hain, bolte hain 'spot discount' hai for quick booking. But I know yeh sab marketing hai. Matlab, is there a real way to get a better price through a broker or direct from builder? Kya yeh spot discount sahi mein ek real offer hota hai ya bas hype? Not sure if I should trust it. Kya kisi broker ne aapko better deal dilayi hai Keya Homes mein?

Mujhe toh lagta hai yeh 'spot discount' real offer kam, pressure tactics zyada hote hain. Last year, Aavalahalli mein ek project dekh raha tha, similar 'spot discount' offer kiya, bola aaj book karo toh 2 lakh off. But later pata chala ki unhone base price hi inflate kar rakhi thi! So, effectively, no real discount. Broker bhi wahi deal dilate hain jo builder allow karta hai. Better to compare overall price per sqft with other projects in BTM Layout, and then decide. Don't rush into it.
