Builder bol raha sab documents clear hain, but how do you guys actually verify RERA status, title deed, encumbrance certificate for a project? My parents keep saying 'kisi pe bharosa mat karo', and now I'm super confused. Should we hire a separate lawyer for all these checks *before* booking, or is there a standard process? I had no idea itne saare legal hoops hote hain. Loan process bhi side by side chal raha, so it's a lot to manage. Any tips on what to look for, ya kaunsa lawyer sahi hai?

Builders are definitely quoting high these days, especially with this 'post-pandemic demand' nonsense. Your stress about legal checks is totally valid, it's a minefield out there.
