Keya Homes payment plan confusion?

Did a site visit to Keya Homes Kundalahalli. They're pushing construction-linked payment plans. Honestly, I'm confused, is it smarter than a normal down payment for a first-time buyer? Also, super area vs carpet area ka difference bahut zyada laga. Is this common in Bengaluru? Worried about hidden costs.

Exactly yaar, Keya Homes Kundalahalli ka payment plan sunke mera bhi dimaag ghoom gaya. Construction-linked bolte hain but details itne confusing hain. Aur super area ka toh kya hi bolu, itna difference! Lagta hai builder bas paisa nikalne ke liye yeh sab karta hai. First-time buyer ke liye bahut risky hai.
