Keya Life By The Lake: Iska premium justified hai?

Did a site visit to Keya Life By The Lake last week, and honestly, amenities jo brochure mein dikhaye the, woh reality mein utne impressive nahi lage. I'm currently in a 2BHK and planning to upgrade to a 3BHK. My budget is around ₹4-5 Cr. Builder ka general track record toh theek nahi lagta, especially on quality post-delivery. Matlab, iska price movement kaisa raha hai since launch? Capital appreciation ke liye sahi hai kya? Any thoughts on their past projects? Should I be worried about long-term value?
