Keya Spring mein construction quality issue?
Moved into Keya Spring last month, and I'm already observing kuch cheezein. Construction quality kaafi patchy lag rahi hai, kuch walls mein hairline cracks aur fittings bhi thodi loose hain. This makes me wonder about long-term maintenance costs and tenant attraction for investment. Also, promised amenities vs. actual delivery mein thoda difference hai. Maintenance charges high hain but service quality feels average. What's the scene with other projects in Bangalore? How do you guys check construction quality for future resale value?

I was considering Keya Spring too, but now I'm having second thoughts. The market is already a bit tricky in Bengaluru right now with so many new projects coming up. If the quality isn't up to mark, it's a huge financial risk. Thanks for sharing your experience, U1. This is very helpful for people like me on the fence.
Maintenance charges high and service average? That's a double whammy! We are already stretched thin with EMIs. This affects the overall living experience and definitely tenant attraction. Who wants to pay a premium for a poorly maintained property? My worry is, if the builder doesn't fix these now, it will only get worse and cost more later.
Yaar, this is a common story in Bangalore. Builders promise the moon and deliver dust. My uncle, who is an architect, always says to check the builder's previous projects thoroughly, not just the glossy brochures. He says the possession date of 2024-03-01 for Keya Spring was very recent, maybe they rushed things to meet the deadline. Aavalahalli mein bhi ek project late hua tha because of quality issues.
U8, you can check online forums like this one, Google reviews for builder name, and sometimes even local RWA groups have discussions. For example, for Keya Spring, search for 'Keya Projects reviews' not just the project name. Also, visit their completed projects if possible and talk to residents there. That's the best way.
Sahi baat hai, U7. Previous projects ka track record dekhna bahut zaroori hai. But as first-time buyers, sometimes we don't know where to look for that info beyond what the sales team tells us. Is there a public database for builder complaints or past project reviews?
Hairline cracks in just a month? That's really bad. Keya Spring has 271 units, I wonder if others are facing this too. For resale value, construction quality is paramount, especially for a property in this price bracket. People are very particular when spending ₹1.6 Cr – ₹3.5 Cr. Have you tried raising a complaint with the builder's customer service?

I totally understand your frustration, U1. This is why I'm so scared to buy. My friend bought in Adigara Kallahalli and faced similar issues with a different builder. Builder ne toh bas paint kar ke de diya, ab har baar baarish mein leakage. How can we trust any builder now? This market is so tough for first-time buyers.
Oh no, this is really concerning! I was looking at Keya Spring too, the price range of ₹1.6 Cr – ₹3.5 Cr seemed okay for a first home but this quality issue is a big red flag. For resale, I heard that RERA number PRM/KA/RERA/1251/310/PR/180516/001682 is supposed to protect us, but does it really help with these kinds of issues after possession? What do we even look for during possession walk-through?
