Keya Spring — I'm looking at this completed project for investment. Prices are around ₹1.64 Cr. How has its capital appreciation actually been since launch? What's the real rental yield there? Honestly, I'm worried about high investor ratio and a ghost society vibe.

I looked at Keya Spring last year for self-use, not investment. They quoted me around 1.7 Cr for a 2BHK then. Possession was supposed to be March 2024 (PRM/KA/RERA/1251/310/PR/180516/001682). I backed out because the total units (271) felt a bit too many, and I heard some stories about maintenance issues in other Keya projects. Plus, the appreciation hasn't been great in that micro-market compared to, say, Aavalahalli.
U8, I heard similar things about Keya Homes in Sarjapur, like slow response from management for common area repairs. Not specific to Keya Spring, but it made me wary of the builder's after-sales. It's always a concern for completed projects.
Yeah, appreciation has been really slow. My friend bought a 3BHK in Keya Spring at launch, and he's barely seen any growth.

Keya Spring is in a good location though! Near Akshayanagar, connectivity is decent. But price definitely feels steep.

Totally agree, U1! 1.6 Cr is a lot for Keya Spring, especially for a first-time investor. For that price, you can get something much better in a growing locality, maybe even a larger unit in areas like Aishwarya Crystal Layout. Capital appreciation is really slow in completed projects right now, especially with so many new launches pulling buyers away. Don't fall for the 'ready to move' premium if the appreciation isn't there.
Rental yield toh 2% bhi mushkil se hai bhai. Investment ke liye toh bilkul nahi.
