Khairpur Gurjar mein rates itne high kyun hain? Dadri road ke paas hai, that's it? I'm fed up of renting, but EMI vs rent math isn't adding up here. Are prices justified? Or is there negotiation possible? Anyone living there currently?

Check the builder's track record in other projects. Delayed possessions are a common problem in Noida.
Also, consider the distance to your workplace. Dadri road traffic can be a nightmare during peak hours.
Thanks everyone for the insights! I'm going to re-evaluate my options. Maybe renting for another year is the wiser choice for now.
Good luck! Don't get pressured by anyone. It's your money and your future home.
Be careful - a lot of these projects are just resales. Check the title deed carefully! Don't get scammed.
Good point! How do you verify the title deed? Is there a specific process?
Get a lawyer to do it. It's worth the money for peace of mind.
The upcoming metro line extension is also a factor driving up prices in that area. But is it worth the premium? That's the question.
Mera bhi same experience tha 2 years ago. I was desperate to buy. Now I regret it. Patience is key in real estate.
I'd say do your research thoroughly. Visit multiple projects, talk to residents, and don't rush into anything. Khairpur Gurjar might not be the best investment right now.
I live in Khairpur Gurjar currently. It's okay-ish. Peaceful, but amenities are still under development. Roads are dusty. But yeah, rates are high for what it offers.
Inflation is everywhere bro. Property prices are rising all over Noida. Even in sectors that were considered 'affordable' earlier.
Anyone knows the average rate per sqft in Khairpur Gurjar right now? Just curious.
I think you can negotiate around 5-10% if you're a good bargainer. Especially if you're paying in cash (partially).
Dadri road ke paas hai, that's the only advantage. Connectivity acchi hai. But prices are definitely inflated. Look at Jewar airport impact, everyone is trying to cash in.
Don't just look at EMI vs rent. Consider property tax, maintenance, and the headache of dealing with builders. Renting is sometimes better, honestly.

Bhai, I feel you! Rent is a killer. Khairpur Gurjar is hyped because of 'upcoming development'. But honestly, check the actual development happening. It's slow.
Negotiation toh definitely possible hai. Market is slow-ish right now. Try to push for a discount. Which project are you looking at?
I bought in Khairpur Gurjar 2 years back. Regret it now. Rates are stagnant, builder quality is average. Should have gone to Sector 150.
What project did you buy in? Name and shame the builder!
Sector 150 is a different price point altogether yaar. Khairpur Gurjar is supposed to be 'affordable'.
Exactly! Sector 150 mein toh 1BHK bhi out of reach hai. Khairpur Gurjar was the only option for me.
