Budget finalised, loan pre-approved – now stuck on how to squeeze out the best deal for my own 2BHK. I work in real estate, but buying in Kharadi is a whole new game. Austin Realty ke projects dekh raha hoon, around ₹95L-₹1.1Cr. Builder price negotiation Pune mein kitna realistic hai? Matlab, kitna percentage actual mein kam ho sakta hai, off the record? Pre-launch pricing ka kya scene hai? Woh bas hype hai ya sach mein better deal milti hai compared to current market rates? Total cost of acquisition pe focus hai. Aur possession ke time pe kya hidden charges aate hain jo builders batate nahi? PLC, OC, maintenance corpus ke alawa bhi kuch hota hai kya? Koi experienced buyer bata sakta hai?

Bhai, Kharadi mein Austin Realty ke projects kaafi high demand mein hain. Negotiation ka scope bahut kam hota hai, especially for 2BHKs. Max to max 1-2% if you're lucky and ready to close fast. Pre-launch mein thoda edge milta hai but delays are common. My cousin booked one last year and got delayed by 6 months.
