Kharadi flats: Are hidden charges the real Pune trap?
My existing property resale almost done, looking for smaller, manageable flat in Pune, maybe Kharadi. Everyone glorifies pre-launch pricing, but Aqura Builder projects mein, is it truly a discount ya bas hype? Hidden charges at possession, like maintenance corpus, kitne extra lagte hain? This all-in cost seems like a trap. Change my mind.

Aqura Builder ka toh sunke hi darr lagta hai. My friend almost booked with them in their project near WTC, Kharadi. Pre-launch offer was tempting, but when we dug deeper, the per sqft rate looked competitive only on paper. They have a reputation for adding 'convenience fees', 'infrastructure development charges' and 'premium location charges' at the very last minute. Plus, the maintenance corpus demanded was ridiculously high – almost 3 years worth upfront!
Totally agree with you! Kharadi has become a hotbed for these 'hidden charges'. My cousin bought a flat near Amanora Park Town a couple of years back and thought he got a great deal pre-launch. By possession, the 'all-inclusive' price had swelled by almost 10-12 lakhs with maintenance, society formation, utility connections, and even parking space charges that weren't clearly stated. It's a huge headache for first-time buyers.
