Kids growing, eyeing Noida Extension for bigger home

My current 2BHK feels too small now that kids are growing up, so we're seriously looking for a 3BHK in Noida Extension. My wife's priority is a good, safe neighbourhood for the children and decent schools nearby. We've been looking at the 'Budget Homes' corridor. Kya lagta hai, is this area still undervalued for investment ya fir prices peak kar gaye hain? Long-term ROI ka kya scene hai? Any specific sectors or projects you guys think offer solid value right now? Not sure if we should jump in now or wait.
