2 Cr mein 3BHK in Sector 77... Bhai, yeh toh dream lag raha hai. All-in cost 2.3-2.5 Cr tak jaayega minimum. Stamp duty, registration, maintenance advance, IFMS, club membership, parking... list lambi hai.
NRI Builders ka possession status kya hai? Aur aapne floor plan dekha hai? Aksar balcony area bhi super area mein count kar dete hain. Current market mein Gurugram mein prices bahut upar hain, especially near Airport Road connectivity.
Yaar, yeh builder log sab chupa ke rakhte hain. Sirf brochure mein acchi cheezein dikhaate hain.
School options ke liye, Sector 77 se thoda aur andar Baliawas ki taraf bhi dekh sakte ho, wahan kuch naye International schools aa rahe hain. But commute ka issue ho sakta hai. Gurugram mein schools ke paas ki properties ka premium bahut high ho gaya hai.
U5, possession toh as per RERA 2026 end ka hai, but construction speed dekh ke lagta nahi. Floor plan mein kitchen balcony bhi super area mein included thi, which was a shock.
Similar situation thi meri bhi 2 saal pehle. Sector 77 ke paas hi Badshahpur mein ek project dekha tha. Super area dikhaate kuch hain, carpet area bilkul alag nikalta hai. Mera toh 20% ka difference aaya tha. Builders bahut smart hote hain. RERA website pe details check karo, especially project completion date aur amenities jo promise ki hain.
Totally understand your dilemma. Kids ke school options toh priority hoti hai. ₹2 Cr budget mein 3BHK Sector 77 mein thoda stretch lagega, especially with all the extra costs.
NRI Builders? Bhai, inka track record theek nahi hai. Be careful. Hidden charges toh pakke hain.
Mere ek colleague ne unka project book kiya tha Sector 81 mein, 3 saal ho gaye, possession date 2 baar extend ho chuki hai. Builders ne fittings bhi change kar di thi original commitment se. Agreement mein sab chizein crystal clear karva lena, warna baad mein bahut royoge.
Kya specific issues they unke? Project delay ya quality issues? Mera ek cousin bhi dekh raha hai unka property.
Sahi kaha, NRI Builders ka naam sunke hi darr lagta hai. My friend had issues with their project near Baharampur Naya.
