Kids have moved out, now flat vs villa?

Resale of existing property is almost done, so I'm looking at options. Sector 137 mein, AVJ Group has some decent 2BHK flats. Or should I consider a smaller villa in Greater Noida? Maintenance charges matter a lot now. What does the community think? Flat ya villa, which is better for oldies?
