Kids moved out, downsizing to Sohna
Kids have moved out, selling our big house in Delhi. We're looking for a smaller, manageable 2BHK in Sohna, Badshahpur side. Adani M2k projects dekh rahe hain. Builder ka PLC charge bohot high lag raha hai. Kya secondary market mein better deals mil sakti hain? Ya direct builder se hi lena theek hai for peace of mind?

Dekho, both options have their pros and cons. Builder se direct lene par peace of mind rehta hai about first-hand property, warranty, aur sab paper work clean hota hai. PLC high lag raha hai toh negotiate karo ya fir thoda research karo ki us area mein average PLC kya chal raha hai. Secondary market mein discounts mil sakte hain, but wahan pe due diligence bahut zaroori hai. Aapka budget kitna hai? Us hisaab se Sohna mein aur bhi options dekh sakte ho. Sometimes smaller, local builders ke projects bhi achhe hote hain, provided unka track record clean ho.
U11, haan, negotiation is key. Builder se bolna ki aap bulk booking ya early bird offer miss kar gaye ho, toh kuch discount de do. Ya fir maintenance charges ya parking charges waive off karwa sakte ho. Har cheez pe paisa bachana hai jab budget tight ho.
Sahi baat hai, negotiation try karna chahiye. OP ne kuch decide kiya kya?
Sohna mein toh bahot naye projects aa rahe hain, especially around Badshahpur side. But be careful with some builders. Ek friend ne Airport Road ke paas ek project mein invest kiya tha, uski toh possession date 2 saal extend ho gayi. Adani M2K ka naam theek hai, but Sohna mein land acquisition issues aur development delays common hain. Builder ki website pe jo dikhta hai, ground reality kaafi different ho sakti hai. Isiliye secondary market ka option sirf tab dekho jab aapko proper legal advice mil rahi ho.
Ha yaar, ye builders bas date pe date dete rehte hain. Hamare jaise first-time buyers ka toh budget hi hil jaata hai is sab mein.
U7, I think U6 is talking about the project near Baharampur Naya. Wahan pe ek builder ne bahut promises kiye the, but abhi tak construction slow hai. Current market conditions Gurugram mein thodi uncertain hain, investors exit kar rahe hain, so prices might soften in secondary.
Konse project ki baat kar rahe ho, U6? Naam bata sakte ho kya thoda idea lagega.
Secondary market mein definitely better deals hain, especially for projects jo thode time pehle launch hue hain. Builders toh premium pe premium add karte rehte hain. Aapko Adani M2K ya similar projects mein hi dekhna hai toh koi existing owner jo urgent mein bech raha ho, usse contact karo. Maine bhi apna first home secondary se hi liya tha, 15% kam mein mil gaya tha.
RERA compliance secondary market mein thoda tricky ho sakta hai, U4. Builder se direct deal mein aapko RERA registration number aur uske rules mil jaate hain. Secondary mein aapko owner ke papers check karne padenge, ki usne builder ko saari payments ki hain ya nahi, koi outstanding dues toh nahi hain. Possession date toh builder ki commitment hoti hai, secondary mein aapko actual physical possession ka status mil jaata hai, which is a big plus. Bas legal verification achhe se karwana.
Secondary market mein RERA compliance ka kya scene hai? Aur possession date ka kya guarantee?
Totally understand your dilemma! Humne bhi recently ek flat dekha tha Sohna mein, Adani M2K Oasis. Builder ne PLC ka 10% maang liya tha! Itna high PLC toh Gurgaon ke established sectors mein bhi nahi hota. Kids moved out, so you're looking for a peaceful life, right? Secondary market mein deals toh mil jaati hain, but wahan pe paper work aur hidden costs ka darr rehta hai. Ek friend ne liya tha, usko 6 mahine lag gaye NOC nikalwane mein.
PLC charges toh har builder ke high hote hain bhai, especially in developing areas like Sohna. Adani M2K ka track record theek hai but secondary market mein discount milta hai zaroor. Lekin peace of mind ke liye direct builder se lena hi better rehta hai, registration, transfer sab smooth hota hai. Main bhi first-time buyer hu, aur ye builder ki terms and conditions dekh ke darr lagta hai.
