What's the real all-in cost for a 2BHK in Sector 119 these days? Kids have moved out, so don't need such a big place anymore. Thinking of selling our current property and moving to something manageable. Balaji Villas ya aas paas koi resale flat dekh rahe hain. Builders ka jo price hota hai, usmein stamp duty, registration, parking, PLC sab mila ke kitna upar jaata hai? Aur kya secondary market mein hidden charges kam hote hain compared to new projects? Sunte hain possession ke time bahut extra maangte hain builders. Any experiences?

Totally relate to this post! My parents are also thinking of downsizing from our big house in Indirapuram. This 'all-in cost' thing is a nightmare. Builders always quote one price and then add so many things later – PLC, EDC, IDC, club membership, even power backup charges. It feels like a scam sometimes. For resale, do we really escape all these hidden charges, or are there different traps? Sector 119 sounds good for connectivity, but is it really worth it for resale value?
