Bhai, my experience with Emaar in Mohali has been mixed. Initial years, maintenance was okay, around ₹3.5/sqft. But after 3 years, it jumped to ₹5/sqft with no real improvement in services. The club house charges are separate, and sometimes they outsource security to a really shoddy agency. Make sure you get the maintenance agreement in writing, specifically about annual increments. It's a real headache if it's not clear.
