Kids moved out, need advice on downsizing in Noida

Reselling our big house and looking at smaller flats now that the kids have moved out. Considering Anchal Real Estate in Sector 62 because it's close to a good hospital. My budget is around 1.5 cr. Should I go for ready-to-move or under-construction with RERA registration? Honestly not sure which is better. Also, 2BHK or 3BHK for resale value later? What does the community think?
