Okay I'll be honest — kids moved out and this big house feels too much now. Hum Gurgaon mein compact flat dekh rahe hain. Under-construction lena chahiye ya ready-to-move? Suna hai RERA ke baad bhi delays hote hain. Kya M3M ya Godrej ke projects mein OC jaldi milta hai?

Agar budget tight hai aur compact flat chahiye, toh Baharampur Naya side mein dekh sakte ho. Wahan kuch smaller, local builder projects hain jo ready-to-move hain ya 6-8 months mein possession denge. Godrej ya M3M toh luxury segment mein hain, compact options wahan kam milenge aur price bhi out of budget hoga for most. It's better to explore slightly emerging areas for value.
OC jaldi milna toh builder ki financial health pe depend karta hai, aur unki execution capabilities pe. M3M ka toh naam kharab hua hai recently due to some legal issues and project delays. Godrej ka better hai, but they are generally in the premium segment, so compact options might be hard to find and will be expensive. Airport Road area mein toh prices already sky-high hain for anything decent.
Mera toh ek hi advice hai, ready-to-move le lo. Maine Baliawas mein ek project mein paisa daala tha, 5 saal ho gaye, abhi tak OC nahi mila. Builder ki marketing team kuch bhi bolegi, ground reality alag hoti hai. Interest bhi jaa raha hai loan ka, upar se rent bhi de raha hoon. Double loss ho raha hai, aur ab toh lagta hai kabhi milega bhi nahi. It's a nightmare for first-time buyers like us.
RERA mein kiya tha complaint, but process bahut slow hai aur builder ne appeal kar di toh case latak gaya. Ab court mein chal raha hai. Basai side mein bhi aise hi chote builders ke projects ke saath yahi haal hai, RERA bhi poori tarah se protect nahi kar pa raha hai buyers ko. It's a long, draining battle.

Ready-to-move hi dekho, bhai. Under-construction mein sirf mental torture hai. Mere cousin ne M3M booked kiya tha, 2 saal late mila possession. RERA is there but still, builders find ways to delay. It's just not worth the stress, especially when you're looking for peace.
Godrej ka kya scene hai phir? Unka track record kaisa hai OC ke maamle mein? M3M ke toh kaafi issues sune hain.
But under-construction mein appreciation ka chance zyada hota hai, especially agar location achhi ho aur builder reputed ho. Agar aap thoda wait kar sakte ho aur builder ka track record clean hai, toh it can be a good investment. Badshahpur side mein kuch projects hain jo kaafi promising lag rahe hain, wahan prices bhi abhi thode better hain as compared to main Gurgaon.
Sahi baat hai, par ready-to-move ka price tag bhi toh dekho! Budget mein toh under-construction hi milta hai mostly. Bohut confusions hain yaar.
