My kids' school admission is stressing me out! Need at least a 3BHK, safe for the children. Was looking at Sector 150, lots of options. My wife's priority is the school nearby, so that limits things. Considered a project by Godrej, seemed nice initially, but I heard their customer support is terrible after booking. Honestly not sure if it's worth the risk. Now looking at ATS, their construction quality seems better, from what I've heard. Anyone have experience with hidden charges from ATS at possession? Like PLC or EDC? That's a big concern for me. Also, which builder is better for resale value down the line? Any thoughts?

Which floor are you looking at? Lower floors are cheaper, but they can be noisy and dusty. Higher floors offer better views and cleaner air.
True, but higher floors are more expensive and can be a problem during power outages (lift issues).

Bhai, resale value is unpredictable. Focus on finding a home that you and your family will be happy in. That's more important than making a quick buck.
Check the builder's track record with the Noida Authority. That will give you a good idea of their reliability. Google Noida Authority builder list.
I had a similar experience 2 years ago. Ended up buying in Sector 75. It's a bit more established, and the schools are better. Consider that area too.
Don't forget to check the amenities completion status before booking. I made that mistake and now I'm stuck with a half-finished clubhouse! Learn from my experience.

One more thing - check the air quality in Sector 150. It can get pretty bad during the winter months. Consider that if you have kids with respiratory issues.
My kids go to DPS Sector 30. It's a bit of a commute from Sector 150, but the school is excellent. Maybe consider sectors closer to that area?

Haan, Supertech is a big no-no. Don't even think about it. ATS is a safer bet, but definitely negotiate on the PLC and EDC. They always try to sneak those in.

Even with written agreements, they try to change things at the last minute. Keep all communication documented. Email is your best friend.
And get a lawyer to review the agreement. It's worth the money to avoid problems later.
I bought in Sector 150 three years ago. It's developed a lot since then, but the infrastructure is still catching up. Roads are still a mess during peak hours.

Supertech? Bhai, are you serious? Stay away! Delayed projects galore. Look up their RERA registration number and see the completion dates.
