posted on 4 AprKids' school admission driving my Noida property search!
My wife's priority is a safe area with good schools; need at least a 3BHK. I'm looking at Sector 59. Pihu Infratech LLP has some projects there. What's the real story with advertised rental yields? Are they actually achievable, or am I being too optimistic? Also, under-construction vs ready-to-move: after all the RERA issues, which is safer now? What does the community think?

Ultimately, ready-to-move might be the better option for you considering your wife's priority for a safe area and good schools. The extra cost is worth the peace of mind.
Bhai, this builder ka track record bahut poor hai. Be careful. They have 3 delayed projects in Noida extension.
Market is hot right now. Interest rates are rising, and property prices are going up. If you find something you like, don't wait too long.
Remember to factor in stamp duty and registration charges. It adds a significant amount to the overall cost.
True that! Stamp duty is a big expense. Plan accordingly.
So, what's the update? Did you finalize anything? Which school are you leaning towards?
Rental yields are usually around 2-3% in Noida. Anything higher is probably too good to be true. Factor in maintenance costs and property taxes as well.
2-3% bhi mushkil se milta hai aaj kal. Property prices have increased so much that rental yields have gone down.
Safe area is important. Sector 59 is relatively safe, but check crime statistics for the specific pocket you're considering. Police verification bhi karwa lena tenant ka before renting out.
Don't just rely on online reviews. Talk to residents who already live in those Pihu Infratech projects. Get their feedback directly.
Possession status kya hai Pihu Infratech projects ka? Are they on schedule? Any pending litigation?
Good question! Delayed possession is a common problem in Noida. Check their track record carefully.
I bought in Sector 62 5 years ago. Similar situation – wife wanted good schools. I ended up paying a premium for a place near DPS. Worth it, though. Peace of mind is priceless when it comes to kids' education.
Pihu Infratech ka website dekha? RERA number mention kiya hai? Cross-check it on the UP RERA website. Don't just trust what they say.
Under construction projects mein amenities completion status bhi check karo. They promise swimming pool, gym, clubhouse… but baad mein pata chalta hai ki woh toh bane hi nahi! I made that mistake once.
Haan exactly, Noida mein yahi problem hai. They over-promise and under-deliver.
Sector 59 is good for connectivity, especially with the metro. But schools? Check the actual distance and traffic during school hours. What looks close on a map might be a nightmare during rush hour.
Rental yield is a scam, especially in Noida. They calculate based on some hypothetical rent. Real rent toh market rate pe hi milega. Don't fall for it.
3BHK in Sector 59? Budget kya hai aapka? Prices have gone up quite a bit recently, especially with the new metro line extension.
Which schools are you targeting? DPS, Amity, Step by Step? That will narrow down your search significantly.
Good point! School proximity is key. Even within Sector 59, some areas are closer to certain schools than others.
Sector 59 is decent, but those advertised rental yields are usually BS. Double check the fine print, bhai. They'll show you the best-case scenario only.
Pihu Infratech...hmm, I've heard mixed reviews. RERA registration check kiya kya? That's the first thing you should do before even considering them.
Ready-to-move is always safer, especially with kids involved. Peace of mind is worth the extra cost, IMO. Under-construction mein toh builder phir late karega, and then you'll be running around. Been there, done that.
U3, totally agree! Under-construction is just headache. Ready-to-move leke, pooja karvao, and settle down peacefully. No more tension of EMI and rent both!
U5, discount toh milta hai, but phir builder late karega and you'll end up paying more in rent anyway. Plus, the mental stress is priceless!
But ready-to-move mein price bhi toh high hota hai na? Under construction mein thoda discount mil jata hai, especially if you book early.
