Are Kiwale property prices really justified, or is it just speculative hype? I'm seeing 2BHKs around ₹65-75L, which feels a bit stretched for the current infrastructure. What's the actual on-ground appreciation like? From my experience, initial sales pitches often inflate ROI. Any insights on long-term investment potential? Is 5-8% p.a. realistic here, or is that just for core Pune areas?

Totally agree. Main bhi dekh raha tha Kiwale mein, but ₹70L for a 2BHK is a lot, especially when the roads are still a mess and water supply is erratic in some pockets. Builders just show fancy renders, but ground reality is different. Lagta hai sirf future potential pe price badha rahe hain.
Haan bhai, traffic ka toh poora haal hai. Hinjewadi se aate-jaate time lagta hai itna.
