Visited Arihant Group projects in Knowledge Park 5 last weekend. Quoted prices feel okay, but what's the actual all-in cost after stamp duty, PLC, and parking? Is construction-linked payment smarter than upfront down payment?

Regarding construction-linked vs upfront, I'd say always go for construction-linked (CLP) if you can. Builders have a notorious habit of delaying projects. With CLP, your money is tied up less, and you pay as work progresses. It gives you some leverage, though minimal, in case of delays.
While CLP sounds good, sometimes builders give a huge discount for upfront payment or down payment heavy plans. My friend got a 5% discount on a project near Ajayabpur station by paying a larger upfront amount. If the builder has a good track record, it might be worth considering the discount.
Yaar, I visited Arihant a few months back. The base price sounds good but then add GST, PLC (if applicable), IDC/EDC, club membership, power backup, parking... it easily adds 15-20% extra. My budget went haywire just looking at the final figure. Did they quote you something similar?
Exactly! PLC for corner or park-facing units is just insane. Feels like daylight robbery. For a small 2BHK, I felt like I was being charged for a 3BHK in Alpha 1 Greater Noida just because of these add-ons.
Totally agree! It's like they give you one price and then keep adding 'surprise' charges. Parking alone was a huge chunk for me.
