Budget finalised, loan pre-approved – now stuck on Kolte Patil Life Republic R17A. Currently in a 2BHK in Wakad, thinking of upgrading to a 3BHK or villa and the Sound Of Soul Phase I looks interesting at ₹2.5 Cr+. Brochure mein toh sab sahi lagta hai, but I'm wondering about the actual amenity quality. Yaar, swimming pool aur gym dikhate hain, but woh maintain kaise hote hain? Are they actually usable daily, ya bas showpiece hain? Also, builder ka track record kaisa hai for timely possession? It's an ongoing project, so any past delays or hidden issues in earlier phases? Don't want to get stuck with EMI aur rent dono. Is this premium for the amenities and location genuinely worth it, ya sirf marketing hype hai?
