Currently in a 2BHK in Wakad, thinking of upgrading to a 3BHK or villa and the Sound Of Soul Phase I looks interesting at ₹2.5 Cr+. Brochure mein toh sab sahi lagta hai, but I'm wondering about the actual amenity quality. Yaar, swimming pool aur gym dikhate hain, but woh maintain kaise hote hain? Are they actually usable daily, ya bas showpiece hain? Also, builder ka track record kaisa hai for timely possession? It's an ongoing project, so any past delays or hidden issues in earlier phases? Don't want to get stuck with EMI aur rent dono. Is this premium for the amenities and location genuinely worth it, ya sirf marketing hype hai? 2.5 Cr for a 3BHK or villa in that area is quite steep, even with the amenities. Current market conditions in Pune are a bit uncertain, especially for premium segments. Resale value ka bhi sochna padega. Is the price justified just for the 'Sound of Soul' branding?
I think the premium is also for the Life Republic township concept. It's supposed to be a self-sustained city, but the actual execution sometimes falls short. ₹2.5 Cr is a big investment for 'potential'.

For R17A, with 98 units and an ongoing status, 2025-12-01 seems tight if they're still building from scratch. Always add 6-12 months buffer in your mind for these big projects.
Exactly! My friend bought in Kolte Patil Umang in Ambegaon, and their possession was pushed by almost 1.5 years. Builder ne last minute pe materials ka issue bolke extend kar diya. It was a nightmare managing rent and EMI.

Totally valid concerns, U1. I checked the RERA for R17A, it's P52100048241. Possession is 2025-12-01. But RERA dates are often just a formality. Kolte Patil ka track record mix hai, especially for timely delivery. Have heard of delays in their Life Republic phases before.

U2, yeh toh har project ka haal hai. Builders show fancy amenities, but after 2-3 years, residents have to form committees and bear maintenance costs for repairs. Pool aur gym toh bas dikhaave ke liye hote hain.
