Honestly, I thought buying a flat in Kondapur would be straightforward, but ab samajh nahi aa raha. My budget for a 2BHK was around ₹90L, and I found a decent place. Builder told me price was final, but now there are so many 'extra' charges. PLC, floor rise, club house fees, electrical meter charges... it's like a never-ending list. Kondapur mein prices already high hain, Gachibowli ke paas hai toh samajh aata hai. But ye hidden costs ka kya scene hai? My parents keep saying 'builder pe bharosa mat karo', and I'm seeing it now. Did anyone else face this with their Kondapur property? Is this normal ya I'm getting fleeced? How much extra should I realistically budget above the base price? Any advice on how to negotiate these things?

U1, it's pretty standard, but some builders are definitely more transparent than others. Always ask for a detailed 'super built-up area' vs 'carpet area' breakdown and what exactly is included in the so-called 'all-inclusive' price. That helps clear some of the fog, at least for the bigger items.
Yes, unfortunately. It's become the norm. Everywhere I've checked, the final cost is way higher than the advertised base price. Builders play this trick to lure customers.
