Koramangala fringes investment is overhyped
Did a site visit to a couple of projects near Garudachar Palya/Koramangala fringes. Everyone talks about the investment potential here, but honestly, metro connectivity is still a pain. The last mile is always an issue. ROI bhi kitna milega, not sure. Seems overhyped for the current infrastructure. What's the real ground reality for appreciation? Disagree? Change my mind.

I disagree. Koramangala fringes are definitely the next big thing. Yes, currently last mile is an issue, but Namma Metro Phase 3 will change everything. Plus, compared to core Koramangala, prices are still reasonable. We visited a project in Aavalahalli, builder quoted decent price for a 2BHK. Long term mein toh definitely appreciation milega.
U2, Aavalahalli mein kya rates chal rahe hain abhi? Builder ne kya quoted price diya? Aur possession kab tak ka bola hai, any idea?
Haan bhai, Namma Metro ka wait kar rahe hain sab. Once it's fully operational, this area will boom.
Yaar, totally relate to this. Garudachar Palya side toh metro station dikhta hai but last mile connectivity ke naam pe auto wale loot te hain ya fir traffic mein phase raho. Hum bhi dekh rahe hain wahan but budget mein kuch mil nahi raha, aur infra bhi utna solid nahi lag raha.
