Koregaon Park 2BHK prices are pure bait and switch

Visited a couple of projects in Koregaon Park last Saturday, like Godrej and Kolte-Patil. Brochure mein 2BHK ka price looks okay, but site pe jaake pata chala ki PLC aur other charges add karke it's way over my ₹1.5Cr budget. Builders ka yeh misleading pricing strategy kitna frustating hai yaar. Anyone else faced this for a 2BHK in Koregaon Park? How do you deal with it?
