Koregaon Park mein infra development ka asar?

Koregaon Park — kids have moved out, so we're eyeing a smaller flat. My observation: the new infra projects, like roads and metro, didn't boost all areas equally. Pockets closer to the new access points saw a sharper resale jump. Did anyone else notice this? Which specific areas benefited most?
