Kothapet prices: Is it really worth it?

Been looking at Kothapet for weeks now and honestly, I'm confused. Everyone talks about its metro connectivity but nobody mentions the insane property prices. I saw a 2BHK for ₹90L, itna zyada kyu? Traffic wahan ka toh alag level ka hai, yaar. Is it really worth paying so much for Kothapet, considering the daily commute struggle? Investment potential bhi itna hai kya? I'm not convinced. Change my mind.
