Budget finalised, loan pre-approved — now looking at Krishna Apartment, priced ₹64-80L. What's the actual rental yield like in this area? I'm targeting decent long-term capital appreciation. Is the resale market active here, or does it feel like mostly other investors? Honestly not sure about the liquidity.

Dekho, old projects ke apne pros and cons hote hain. Location advantage toh real hai, especially in Delhi. But maintenance, plumbing, electricals will be a headache, aur usmein kafi kharcha aa sakta hai. Liquidity depends on demand, which for older flats is usually for self-use rather than pure investment. Rental yield toh 2-3% se zyada expect mat karo Delhi mein, especially for residential. Capital appreciation ho sakti hai, but that's a long shot, aur usmein bhi renovation cost kha jayegi profit. Thoda aur research kar lo.
64-80L for a 1994 project? Ye toh kaafi high lag raha hai. What's the actual per sqft rate they are quoting? Aur RERA ka kya scene hai? Does it even apply to such old projects? Seems like a big risk without proper clarity on these points.
Sahi kaha, RERA ka toh koi point nahi. Aur price, bhai, agar woh kisi super connectivity area mein nahi hai, jaise metro station ke bilkul paas ya koi major hospital, toh itna high price just for location doesn't make sense. 1994 ka matlab hai ki plumbing, electricals sab upgrade karna padega soon. My broker warned me about similar issues with a flat in Ansal Villas.

Make sure saare legal papers, society formation, land title, sab kuch crystal clear ho. Varna investment ki jagah headache ban jaati hai.

True, location is important, but for such an old project, resale value can be tricky. My friend sold a flat in Anand Vihar which was built in the late 90s, it took him almost a year to find a buyer, and he had to compromise on the price. Liquidity is a real concern with older properties unless it's a very niche demand.

Arre, purani construction solid hoti hai. Aajkal ke naye projects mein toh bas dikhawa hai, quality ka pata nahi. Mere uncle ka Alaknanda mein flat hai, 30 saal purana, abhi bhi ekdum mast hai.
