Krishna Kunj: What's the real deal with new project prices?

The 150 Feet Ring Road premium in Krishna Kunj seems inflated for new projects. I'm looking at a 3BHK, around ₹90L, from Balaji Group. But Aastha Group ke projects thode cheaper hain, maybe ₹80L. Is this a fair price for Krishna Kunj right now, ya there's negotiation room? What's the real ground reality for prices here?
