Krishnarajapuram metro corridor is heavily overhyped right now
Since last Diwali I've been tracking flats along the Krishnarajapuram metro belt. I work in real estate but buying for myself is completely different, super area vs carpet area games here are wild. Builders brochure mein 5-minute walk bolte hain, but actual ground reality is broken footpaths and traffic jams. Auto wale metro gate se ₹100 mangte hain daily. Is a ₹1.3 Cr 3BHK genuinely worth it here, ya closer to Whitefield is a smarter bet? What's your daily commute hack?

On paper Whitefield feels cleaner, but prices there are touching ₹10,000 per sqft easily for Tier 1 builders. KR Puram might look ugly today, but once ORR metro link opens fully, rental demand will definitely shoot up. Still, at ₹1.3 Cr with today's high home loan interest rates around 8.75%, EMI burden itself keeps me awake at night. Did you end up finalizing any flat, ya still searching?
I checked properties in Akshayanagar down south and then came back to KR Puram thinking East Bangalore IT belt will give better appreciation. But the pollution and noise near the Tin Factory side is unbearable. If Whitefield already has functioning Kadugodi metro stations with wider internal roads, wouldn't buying there be much safer for a first-time buyer like me?
Auto wale charging ₹100 for 1.5 km from the station is actual daylight robbery. Mera daily office commuting budget would easily hit ₹6,000 just on last-mile connectivity. Is it practical to just keep a cheap second-hand scooter parked at the metro station parking, or does that get stolen easily?
Metro station parking fills up completely by 8:30 AM on weekdays. I tried doing that for a month with my Activa, but if you reach after 9 AM, guards turn you away and then you are back to negotiating with auto guys. It creates so much morning stress before work.
Carpet area scam is 100% real there. One reputed builder showed me a 1350 sqft super built-up 3BHK, but inside carpet was barely 890 sqft! How do they even justify a 35% loading charge? Has anyone found any project near the station that actually gives decent usable space?
True yaar, and on top of that, water tanker dependency is scary. When I asked the sales guy about Cauvery water supply, he simply changed the topic and talked about clubhouse amenities. My strict budget is ₹90L, so hearing ₹1.3 Cr for these cramped layouts makes me want to cancel my flat hunt altogether.
Nobody gives more than 68-70% carpet efficiency around the main KR Puram junction right now. We checked three societies and sabka same scene tha, balcony and utility area count karke bhi rooms chote lagte hain. For decent space you have to go a bit towards Agrahara Layout side, but then daily metro connectivity issue remains unsolved.
₹1.3 Cr for KR Puram sounds insane honestly! Meri family bhi wahi bol rahi thi ki metro corridor hai toh le lo, but seeing that traffic near the railway hanging bridge literally gives me panic attacks. Are people really paying ₹8,500+ per sqft for standing in dust daily?
Haan bilkul, builder delay is a massive risk right now. We checked one near Aavalahalli road just 3 km inside, and the builder promised 5-minute walk to metro, but actually walking there is a nightmare with zero streetlights and open drains. Even I am super confused whether to stretch my budget or just look away.
Bhai, same hesitation here! We went for site visits last weekend and the sales team quoted ₹1.4 Cr all-inclusive for an under-construction tower. They kept hyping the Blue line airport connection, but handover 2027 bol rahe hain. What if the project gets stuck like so many others along that stretch?
