Kshipra Ved Vihar Pune: Good for investment ROI?
₹90 lakh for Kshipra Ved Vihar feels like a big jump from when it launched. I'm finally fed up of renting, landlord ne rent badha diya phir se, so equity build karna hai. Thinking of investing here, but not sure about the actual capital appreciation since launch. Kya lagta hai, will it give good ROI in 5-7 years? Builder ka track record kaisa hai for timely delivery? And Pune mein, what's the realistic rental yield for a 2BHK in that area? Don't want to get stuck with a ghost society, you know. Any experiences?

Honestly, at 90-94L, for a first home, I'd look for something with a clearer delivery timeline or even resale. Equity build-up is important, but getting stuck with a delayed project means paying EMI and rent both, which is a nightmare for budget-conscious buyers. Plus, the rental yield in Pune is not that high to cover a significant chunk of a 90L EMI. Think long and hard about the builder's reputation here.
I checked it out last month. The location is okay, not bad connectivity, but the construction pace seemed slow. They quoted me 92L for a specific unit. For that price, I was expecting a ready possession or at least something near completion. The fact that it's still ONGOING with a 2022 possession date is a huge red flag for me. I'm looking at options closer to Sinhagad Road instead.

Totally agree with your landlord pain, U1! Happens every year. I also checked Kshipra Ved Vihar, the price is definitely up. I heard the possession was supposed to be Dec 2022, but abhi tak ONGOING dikha raha hai RERA pe. That's a red flag for timely delivery, right?
