Kshipra Ved Vihar: Real talk on amenities and living for us?
We're trying to downsize before year-end, and this whole property search is proving tougher than expected. Kids have moved out, so don't need such a big place anymore. Kshipra Ved Vihar in Pune looks interesting, price range bhi theek lag raha hai. But I'm really concerned about the actual living experience, not just what's on paper. Is this project genuinely good to live in daily, ya sirf brochure mein acha dikhta hai? Especially the amenities – gym, clubhouse, garden – are they well-maintained and actually usable, ya bas show-off ke liye hain? Aur society ka vibe kaisa hai? Humko ek friendly community chahiye, jahan log milte-julte hon. Also, for a senior couple like us, proximity to good hospitals and daily convenience shops is important. Kya nearby options sahi hain? What about the apartment layout? Is it efficient, ya bahut space waste hota hai? Any feedback from residents about maintenance costs and the overall experience after moving in would be super helpful.

U12, it's never a clear 'go' or 'no-go' with these projects, right? Har builder ka kuch na kuch issue hota hi hai. It's about weighing the pros and cons. The RERA status and delays are definitely worrying, but the price point is attractive for some.
So, is it a 'go' or 'no-go' then? Confused.
It seems like there are mixed opinions. For a senior couple, the proximity to essentials is key, and the community vibe. If the amenities are just for show, that's a big turn-off. I guess a site visit and talking to current residents (if any) is the only way to really know.
The current market conditions in Pune are a bit tricky for first-time buyers, especially with interest rates. While 90-94L might seem okay, for that budget, you might find ready-to-move options in slightly older but well-established societies. Kshipra Ved Vihar being 'ongoing' after its supposed possession date is a red flag. Always consider the opportunity cost. Have you looked at anything closer to Anand Nagar? Sometimes older resale flats give better value and you know what you're getting.
Be very careful with 'ongoing' projects, especially if the possession date was 2022-12-01 and it's still ongoing. I checked their RERA, P52100011964. Builders often keep tweaking dates. My friend booked in Akurdi, same story, builder kept delaying for 2 years! Ask for the exact current possession status in writing. Aur amenities ka toh poochho mat, initial years mein theek rehte hain, phir maintenance ke naam pe sirf charges lete hain.
U4, you hit the nail on the head. I faced similar issues with another builder in Amanora Park Town. They delayed by almost 1.5 years and then cut corners on the gym equipment. The RERA number is there, but getting action is tough. For this project, I heard from a friend who almost booked there that the total units are 78, which is a small society. Small societies sometimes struggle with maintenance funds later on if not managed well.
Exactly! My cousin had issues with a project near Ambegaon Budruk. Builder ne bola tha ready hai, but finishing work was pending for months. What's the current status of Kshipra Ved Vihar, anyone knows?
Sahi baat hai bhai, RERA check karna bahut important hai.
Actually, I visited the site last month. Location wise it's pretty good, not too far from Sinhagad Road, so connectivity is okay. And the sample flat layout looked efficient, no wasted space. But yes, I also wonder about the actual community vibe and long-term maintenance. Brochure mein toh sab acha hi hota hai.
Mujhe toh yeh price thoda high lag raha hai for an ongoing project jiska possession 2022-end tha. Builder ne time pe diya kya? Ya fir delays huye hain? First-time buyer hoon, darr lagta hai ki builder commitment poora karega ya nahi.
Haan, I saw Kshipra Ved Vihar too! The price range looks decent for Pune, especially with kids moved out, a smaller place makes sense. But same doubt, amenities sirf dikhane ke liye toh nahi hain? Gym, clubhouse, garden ka maintenance kaisa hai? Aur location wise, hospital aur shops kitne paas hain? Senior couple ke liye important hai.
U1, I've heard from a friend who lives nearby that the general area around Kshipra Ved Vihar has decent hospitals within 5-7 km, and local kirana shops are there. But for bigger supermarkets or malls, you might need to travel a bit. Connectivity is okay, but peak hours mein traffic hota hai.
Same concern about amenities, bhai. Brochures are so misleading!
