Kulesara prices vs living reality: kya scene hai?

Kulesara mein property prices justify karte hain kya wahaan ki actual infra ko? I work in real estate, but for my own flat, it's a different game. Builders show big dreams, but jab ground reality dekho, it's often meh. I'm seeing prices around ₹75-80L for a 2BHK there, but I've heard so many horror stories about monsoon waterlogging and RWA ka high maintenance charges with zero work. Kya ye prices sirf Jewar Airport ke hype pe chal rahe hain, ya actual living experience bhi worth it hai? Anyone living there, please share your honest opinion. Should I wait, ya negotiation ka scope hai?
