Kumaraswamy Layout's investment potential is totally overrated

Since last year, I've been eyeing Kumaraswamy Layout for my flat. Yaar, 2BHK prices wahan seem way too high. Everyone says investment ke liye sahi hai, but I don't see the appreciation. Is it just builder hype pushing inventory? What's the actual ROI? Disagree? Tell me why.
