Kumbalgodu mein property prices ka yeh current scene kitna justified hai? I'm fed up of renting, yaar. Landlord ne rent phir badha diya. Finally taking the plunge for a 2BHK, but Kumbalgodu dekh ke I'm confused. Everyone glorifies its future potential with Peripheral Ring Road and all, but no one talks about the actual prices right now. Builders like Prestige and Sobha are quoting prices as if it's already a developed corridor. Is it just me, or are we paying for potential that's still years away? Matlab, is the ROI really there in 3-5 years if current prices are already so high? Ya sirf FOMO hai? Disagree? Tell me why.

It's not just Kumbalgodu. The whole Bengaluru market has seen a bit of a frenzy in certain pockets. But demand is softening for areas without immediate connectivity or social infrastructure. Many builders are holding prices, but discounts are available if you negotiate hard. Don't fall for the 'last few units' trick.
Wish I had this discussion two years ago. I booked a 2BHK in a project near Kumbalgodu main road thinking 'early bird advantage'. Now possession is delayed by a year, and property appreciation is nowhere near what agents promised. Feels like I jumped in too early. My EMI started, but the property isn't even ready. Big lesson learned about paying for potential!
Future potential is fine, but what about the present? I went to check out a site there last weekend, and the infrastructure is so basic. Roads are bad, no decent schools or hospitals nearby. Commute to the city is a nightmare. Are we supposed to wait 5-7 years for basic amenities? What are the actual commute times people are experiencing daily?
Exactly! They show us fancy renders and tell stories of PRR, but the ground reality is very different. My friend who lives near Akshayanagar says even getting basic groceries is a task, forget about social infrastructure. It's a gamble.
Commute is a nightmare right now, no doubt. My uncle lives in nearby Kengeri, and it's a struggle for him daily.
Yaar, exactly what I was thinking! Kumbalgodu is being projected as the next big thing, but the prices Prestige and Sobha are asking for are just insane. It's like they've already priced in all the future development. I saw a 2BHK there for nearly 90L, without registration! My budget is max 75L, and for that kind of money, I can get something in a more established area. Is it just me or are these builders creating artificial demand and FOMO?
Spot on! I checked out a project in Kumbalgodu last month, same size 2BHK, and it was 85L. Then I saw a similar one in Aavalahalli, slightly older, but 15L less! Why such a huge premium for an undeveloped area? What gives?
Totally agree with this! My agent keeps pushing Kumbalgodu saying 'future potential', but the numbers just don't add up for me.
