Honestly, I'm struggling to make sense of Kundalahalli property prices right now. Seen 2BHKs pushing ₹1.2 Cr, even for older projects. Is this justified, given the current traffic situation? My experience suggests East Bangalore's appreciation has been solid, but these numbers feel high. What's the realistic 3-5 year ROI here, considering the metro expansion benefits are still limited? I'm looking at Prestige and Sobha projects but wondering if there's negotiation room or if these are simply inflated. Any insights on actual daily commute times would also help.

Yaar, totally agree with the OP. Kundalahalli prices are just insane now. ₹1.2 Cr for a 2BHK feels like a stretch, especially with the traffic. Builder hype lag raha hai!
