The actual living experience in completed projects often differs from the brochure. Kushal Sagar Sagar Tower looks great, but for ₹1.60 Cr–₹2.40 Cr, I need to be sure. Jo amenities dikhte hain, woh daily life mein kitne useful hain? Also, maintenance charges monthly kitne aate hain? Society ka vibe kaisa hai? First home hai, thoda tension hai.

It's a tough call, honestly. On one hand, it's a completed project, so no construction risk. RERA registered, possession done. But the price point is high for a first-time buyer. And the concern about 11 units is valid – amenities, maintenance, and community feel.
Pune market mein prices aise hi upar ja rahe hain. Especially ready-to-move properties. Interest rates bhi badh gaye hain, so the EMI burden is real. For 1.6 Cr, the property needs to be absolutely perfect, with no compromises. I'm seeing similar prices in parts of Sinhagad Road for new projects, but they offer more modern layouts.
For those worried about builder trust, the RERA number is P52100013683. It's a completed project, possession was 2019-08-01. So, at least construction delays aren't an issue. But the total units being just 11 is a red flag for me. Less units means higher per-unit share for common expenses, and sometimes, less active resident welfare associations. Plus, resale value might be tricky later on with such a niche project.
I visited Sagar Tower last year. The clubhouse looked fancy but felt small for just 11 units. Like the OP said, jo amenities dikhte hain, woh daily life mein kitne useful hain? My friend bought in Amanora Park Town, and their 'gym' is just two treadmills. Anyone actually living in Sagar Tower can confirm the amenity usage?
Exactly my worry! With only 11 units, society ka vibe kaisa hoga? Will it feel lonely or too exclusive? Is there a good mix of families or mostly investors? That's crucial for a first home, you want a community.
Only 11 units? That's really low. Small societies sometimes struggle with shared costs and amenity upkeep.
Haan, amenities ka yahi scene hai. Maintenance charges bhi ussi pe depend karte hain. I know someone who lives nearby, not in Sagar Tower, but similar premium projects. Their maintenance is usually ₹5000-₹8000 per month for a 3BHK. For Sagar Tower with only 11 units, it might be even higher if they have high-end facilities.
Yaar, 1.6 Cr for a first home? That's steep. I was looking near Akurdi and even there 2BHKs are touching 80-90L, not 1.6Cr. Is Sagar Tower really worth that kind of money?
See, the price range is ₹1.6 Cr – ₹2.4 Cr for a reason. These are usually premium 3BHKs or larger units. Plus, it's a COMPLETED project, possession was Aug 2019. Ready-to-move always commands a premium, especially in a prime area like this. You save on rent during construction, no EMI-rent burden. But yes, for a first home, it's a big jump.
Totally agree! Budget is a huge concern. I've heard about hidden costs after possession. Like the original post mentioned, brochure vs reality is a big difference. We need to be careful.
