Kutumbh Height: My take on its investment viability

Been tracking Greater Noida projects for a while, Kutumbh Height is on my radar. The ₹53.72 L–₹1.28 Cr range seems okay. What's the actual capital appreciation potential? Pre-launch se kitna upside mila hai? Builder ka delivery track record kaisa hai? Under-construction mein time pe possession milta hai kya, ya delays common hain? RERA compliance pe bhi input chahiye.
