Kya Gurgaon mein direct landlord se rent karna possible hai?

It feels like brokers here gatekeep every good rental property in Gurgaon, yaar. I'm looking for a 2BHK around Cyber City or Golf Course Extension, budget hai around 30-35k. But har jagah broker fee maangte hain, one month rent plus GST. Kya direct landlord se deal karna possible hi nahi hai? I've tried searching online but sab leads brokers ke paas hi jaati hain. My current landlord in Nirvana Country was okay, but the new places, it's just too much. I heard some brokers even try to push illegal clauses or refuse deposits later. Has anyone found a way around these broker charges? Ya ye Gurgaon ka rule hi hai?
