Kya Salarpuria Sattva mein spot discount milta hai? I just moved into my 3BHK in Gachibowli last month, possession March mein hua. Builder ne pehle bola 'no negotiation' policy hai. But later, through a broker, ek small cash discount mila. Honestly not sure if woh official tha ya broker ka cut. Is it common for builders to say no discount but phir offer through brokers? Matlab, should I have pushed harder directly for a better deal? Meri 3BHK ki total cost, registration, PLC mila ke, ₹1.9 Cr tak chali gayi. Broker ne bola this is the best for an investor looking at ROI. What's the real scene with these 'spot discounts' in Hyderabad? Did I miss out on a better deal by not dealing directly, ya brokers actually better access dete hain for such offers?

The builder keeps the official price, and the broker facilitates a separate cash transaction, often from their commission, or sometimes the builder accepts a part payment in cash to reduce the 'taxable' value. This is risky, as U7 mentioned. I had a similar situation while buying in Begumpet, and it caused some RERA registration issues later because the declared value was different from what I actually paid.
Be careful with these 'broker discounts' especially if it's cash. Sometimes it's just the broker giving up part of his commission, which is fine. But sometimes it's an unofficial 'cash component' that the builder takes off-book, which can create issues later, especially with tax and official documentation. Alwal and Gachibowli can't be compared directly. 1.9 Cr for a 3BHK in a prime Salarpuria project there is actually quite normal, maybe even a decent deal if it's a newer project with good amenities. Market conditions have pushed prices up significantly in that corridor.
Bhai, same to same situation with me! I was looking at a Salarpuria project in Financial District last year, they quoted me a flat price. But my broker hinted ki 'kuch ho sakta hai' if I pay in cash. Builder toh direct bolte hain 'fixed price'. Ye 'no negotiation' policy bas dikhawa hai kya?

Mera builder initially denied any discount, but when I pushed through my broker, I got almost 2 lakhs off. It's all about how much they want to close the deal, especially towards quarter ends.
