Suraj Uttam Nagar Affordable Homes ready hai, but wahaan bhi carpet area efficiency check karni padegi. Under-construction mein toh PLC, possession delays ka risk alag. Kya lagta hai, which one ka total cost of ownership, including stamp duty and interiors, will be lower in the end? Don't just see the base price, yaar. Hope this helps someone.

In the current Delhi real estate market, ready-to-move properties, even with slightly smaller carpet areas, often end up being more value for money than under-construction ones with fancy 'starting prices'. Stamp duty and interiors are huge costs, so don't forget to factor them in from day one. I'd lean towards Suraj Uttam Nagar if the carpet area is genuinely usable.
Bhai, 35L to 70L is a huge range for Vishal Luxury Homes. Clearly they want to reel you in at 35L and then show you only the 70L options. I saw a similar tactic in a project near Anand Vihar. For first-time buyers like us, transparency is key. Suraj Uttam Nagar mein at least ready hai toh you know what you are getting.
Vishal Luxury Homes ka RERA registration number check kiya kisi ne? Sometimes builders put a low starting price to generate enquiries. Then they add floor rise, view charges, club membership, parking, power backup, IFMS, PLC, GST... list goes on. Suraj Uttam Nagar ka carpet area efficiency kya hai, any idea? Usme bhi hidden charges ho sakte hain for amenities.
I've heard similar stories about Vishal Luxury Homes from a broker in Anand Niketan. He said jo 8 units hain, unme se max toh already 'verbally booked' hain by investors, aur jo bachenge unka price sky-high hoga. Plus, 2026 possession, toh interest bhi bharna padega utne saal. Suraj Uttam Nagar ready hai, toh at least EMI immediately start hogi, no waiting.

Mera ek relative Alaknanda mein project mein phasa hua hai, 2 saal se possession delay hai. So, ready-to-move is always safer, even if carpet area is slightly less.
Anand Niketan mein toh prices already high hain. But 8 units? That's super exclusive. If they are already verbally booked, then the actual market price will be much higher than 35L. Kya Suraj Uttam Nagar ka location bhi theek hai for families?

Totally agree with the post. Ye Vishal Luxury Homes ka naam hi luxury hai, toh 35L toh bas teaser hai. Builders bohot hidden charges rakhte hain. Better to be safe than sorry, especially for us first-time buyers.
