₹1.8 Cr for a 3BHK in Sector 95 from Laburnum Developers feels high. My wife and I need a bigger place for the kids, school admission bhi dekhna hai. They're quoting this base price. Is it negotiable? Mohali mein builders se kitna percent tak kam ho sakta hai, realistically? Also, all-in cost ka kya scene hai? Stamp duty, registration, PLC, floor-rise premium – yeh sab kitna add karte hain total mein? Not sure if these extra charges are worth it ya sirf builder ka profit hai. Koi experience share karega?

Negotiation toh definitely try karo. Mohali mein builders normally 5-7% tak de dete hain, especially if you push hard and pay in lump sum. But Laburnum jaise bade builders sometimes 3-4% se zyada nahi dete. All-in cost mein, stamp duty and registration alone 7-8% le
Mohali mein 1.8 Cr for 3BHK is steep, unless it's a super premium location ya bahut bada size hai. Gurgaon mein bhi abhi market thoda soft hai, Airport Road ke paas bhi kaafi projects mein discounts mil rahe hain. Laburnum Developers ka track record kaisa hai? Maine suna hai inke projects mein delays bahut hote hain, especially possession dates mein. Yeh bhi check kar lena, warna school admissions ka plan bigad sakta hai.
Haan, inka Sector 82 wala project bhi late hua tha. Quality bhi mixed reviews hain. Is price pe toh better options milne chahiye.

Mere ek friend ne inka ek project book kiya tha chandigarh border ke paas, unko 1.5 saal delay mila tha possession mein. Aur jo quality deliver ki, woh bhi average thi. Builder pehle kuch aur promises karte hain, baad mein kuch aur milta hai.

Jab main Badshahpur mein ek plot dekh raha tha, base price toh theek lag rahi thi, but jab stamp duty, registration, IFMS, power backup, club membership, parking, aur GST sab add kiya, toh total bill 25% upar chala gaya! Builders bas base price kam dikhate hain attract karne ke liye, phir hidden costs se loot lete hain. Be careful.
