From my experience, investor-heavy projects face different challenges. For Salarpuria Sattva's Lake Ridge, Kokapet, what's the end-user vs investor ratio? Does this affect community or future resale?

My biggest fear is buying into a ghost town. Like, will there be kids playing in the park or just empty units? What's the current occupancy rate looking like for Lake Ridge, if anyone knows?
Red flag indeed, U8! This happened with a project I almost booked near Begumpet. They promised a vibrant community, but after possession, half the units were locked up or rented out short-term. Resale value also takes a hit if the perception is that it's an 'investor project.' End-users don't want to buy from other investors, they want to buy into a home. So, for Lake Ridge, I'd say do thorough checks on who your neighbours might be.
Occupancy rate toh abhi project deliver hone ke baad hi pata chalega, U5. But I visited the site last month, and construction is moving well. The sales team was very cagey about the end-user vs. investor question though. They just kept saying 'it's a mixed demographic'. Red flag for me.
The current market in Hyderabad is crazy, especially in areas like Kokapet. Investors are buying up properties left and right, driving up prices. It's becoming really tough for end-users like us to find something affordable that isn't just an investment vehicle for someone else. I heard Lake Ridge is also seeing a lot of bulk bookings. Is this true?
This is such an important point. My friend bought in a project in Banjara Hills that was marketed as premium, but later it turned out to be 70% investor-owned. The common areas are barely used, maintenance funds are always short because rental tenants don't care as much, and the community feel is non-existent. For Lake Ridge, given its location in Kokapet, which is still developing, I'd be extra cautious. Salarpuria Sattva is a big name, established in 1986 with HQ in Bengaluru, so quality *should* be good. But investor ratio can kill the vibe, no matter the builder.
Exactly my concern! I've been eyeing Lake Ridge too, but the thought of it being mostly investors makes me hesitant. What's the RERA status and expected possession date for Lake Ridge? Is Salarpuria Sattva known for on-time delivery in Hyderabad, like they are in Bengaluru?
Haan, sahi keh rahe ho U6. Possession dates toh builders change karte rehte hain. Bengaluru mein toh kaafi projects timely hain, but Hyderabad mein thoda hit or miss hai, even for big names. Lake Ridge ka possession abhi early next year tak ka bol rahe hain, but let's see.
Bhai, RERA number toh website pe mil jayega, but real issue is the ground reality. My cousin booked a flat with another builder near Attapur, aur woh bhi investor-heavy project tha. Ab wahan maintenance issues bahut hain because residents are few. Salarpuria Sattva ka track record generally theek hai, but Kokapet area mein competition bahut hai.
Totally agree with this! Investor-heavy projects scare me. As a first-time buyer, I want to live in a community, not just a building full of rental properties. Lake Ridge mein kya scene hai, koi batao?
