What's the actual deal with amenities at Salarpuria Sattva's Lake Ridge in Gachibowli? I'm looking at a 3BHK there, around ₹1.8 Cr. The brochure photos look amazing, but I work in real estate, so I know how marketing works. Are the clubhouses and pools really up to scratch after a few years? Or are they poorly maintained, like I've seen in other projects? Also, any issues with basic construction quality, like plaster cracks or seepage? Just want honest, off-the-record opinions from current residents.

U4, main Lake Ridge mein hi rehta hoon. Construction quality theek-thaak hai, major cracks ya seepage toh nahi hain. Par finishing mein thode issues hain, like paint work. Amenities, especially the pool, are maintained, but sometimes the cleaning is a bit lax. Maintenance charges are around ₹4.5 per sqft, which is standard for Gachibowli right now.

Possession mein 2 saal delay hua, aur jab mila toh kitchen mein seepage issues the, aur clubhouse ka roof leak kar raha tha. Builder ne repairs ke liye bahane banaye. ₹1.8 Cr is a huge investment, especially for first-time buyers like us. Lake Ridge mein bhi same problems na ho jayein, Gachibowli mein competition bahut hai, but quality compromise nahi chalega.

U3, bilkul sahi keh rahe ho. Mera bhi Attapur mein ek experience hua tha, dusre builder ke saath. Brochure mein sab A1 tha, but handover ke baad gym equipment toot gaya, aur security guards ka rotation itna high tha ki safety ka issue ho gaya. Builders sirf selling tak interested hote hain.
Mujhe toh Lake Ridge ki location aur design kaafi pasand aaya. ₹1.8 Cr for a 3BHK in Gachibowli seems reasonable considering the current market conditions, especially with the IT boom. Salarpuria Sattva is an established name, 1986 se hain. Maybe thoda wait karna padta hai, but quality toh mil jaati hogi na? Brochure mein toh sab world-class lagta hai.

Especially amenities, woh jo fancy clubhouses aur pools dikhate hain, after 2-3 years, sab maintenance ka shikaar ho jaate hain. Mera ek friend Ameerpet mein ek project mein phasa tha, builder ne bola tha five-star amenities, ab wahan swimming pool algae se bhara rehta hai. Is Lake Ridge ka bhi wahi haal hai kya?
