It's a tough call with Lake Ridge. The location is good, amenities look decent on paper. But RWA control is a common pain point with many large builders, not just Salarpuria Sattva. They want to retain control for as long as possible for commercial reasons. My advice would be to talk to existing residents of their other completed projects, maybe in Banjara Hills or Ameerpet, to get a real picture of their post-possession support and RWA transition process. What did you finally decide, U1?
Regarding U7's question, Lake Ridge's RERA possession date was initially 2023 end for most phases, but I heard some blocks are pushed to mid-2024. This is quite common with big builders, even one established since 1986 like Salarpuria Sattva. Always factor in a 6-12 month buffer.

Price wise, it's competitive for that area, but I've seen better deals in projects around Alwal or even some upcoming ones in Begumpet if you're open to other locations. Salarpuria Sattva does command a premium due to their brand, but sometimes the value isn't fully there after possession. Plus, the market in Hyderabad is seeing some correction, so don't rush into anything.
Currently, Lake Ridge is hovering around ₹7500-8000 per sqft, depending on the tower and floor. But be careful, there are always 'additional charges' like floor rise, view charges, and club membership that can bump up the final cost significantly. Don't just look at the base price.

Totally agree with U2! My cousin booked a flat with them in a different project near Attapur. RWA handover was a nightmare, took almost 2 years post-possession to get things sorted. Builder was holding on to maintenance funds and didn't want to release control. Communication during delays was just 'we are working on it' emails, no real updates. Lake Ridge might be different, but better to be cautious.
